The Housing Authority of Northumberland County’s Section
8 Rental Assistance Program is an opportunity for families
of low to moderate income to receive assistance with their current
rent or move to a new rental property. Under HANC’s Section
8 Rental Assistance Program, HANC does not manage or maintain your
housing unit; rather, your relationship with your landlord is no
different than with a traditional rent setup.
How does it work?
Under a Section 8 Rental Assistance arrangement, in which an apartment
owner agrees to receive part of his/her rent payment from the Federal
Government, you will pay 30% of your adjusted monthly income directly
to your landlord. The Federal Government will pay the difference.
In order to receive Section 8 Rental Assistance, the following steps
will need to be taken:

If you qualify for a Section 8 housing voucher, you will have
60 days to choose the apartment, home, or townhouse you are
interested in renting. Rental unit may be located anywhere within
Northumberland County with the exception of Shamokin. |
Standard rental rate at chosen unit cannot be higher
than the following (rental rates include utilities). Rental rate
must be Rent Reasonable.

If the owner of the property chosen agrees to a Section 8
arrangement, you will next need to notify the Housing Authority
of Northumberland County so we can schedule a property inspection.
If the rental unit meets HUD Housing Quality Standards, we will
then determine your monthly rental payment and the amount the
Federal Government will contribute. You and your landlord will
sign a lease, and your landlord and HANC will sign a Rental
Assistance Payment contract. |
