Mountainside Estates is a 36-unit affordable senior housing community designed with aging-in-place features. Built on the former site of a County Nursing Home, this three-story, 43,000-square-foot residence offers a much-needed housing option near Trevorton and Shamokin, with access to nearby public transportation and sweeping mountain views. The development includes 32 one-bedroom units and four two-bedroom units, with four apartments fully accessible, all intended for income-qualified residents aged 62 and older.

The property was once home to a vacant, blighted structure adjacent to the Mountain View Nursing and Rehabilitation Center along Trevorton Road. Historically, the site functioned as a larger campus serving the poor and elderly, complete with multiple buildings, agricultural support areas, and access roads. The remaining structure was later used for county offices until it was vacated in 2004 before ultimately being demolished for redevelopment.

Residents benefit from a variety of shared amenities, including a community room with kitchen, fitness room, activity room, library, laundry room, and multiple seating areas. The building also features a nurse’s suite, supportive services, management and maintenance spaces, and additional storage.

The project meets 2015 Enterprise Green Communities certification standards and was financed through a combination of PHFA PennHOMES, LIHTC tax credit allocations, Pennsylvania Housing Finance Agency grants and loans, and support from the Northumberland County Act 137 Affordable Housing Trust Fund.

  • Designed for seniors (62+)
  • Income: Your annual gross household income must not exceed the low-income limits set by the U.S. Department of Housing and Urban Development (HUD) for your family size and location.
  • Family Status: You must meet the PHA’s definition of a family, which can include a single person, a couple, a family with children, or a group of two or more elderly or disabled individuals living together.
  • Citizenship or Immigration Status: You or another family member must be a U.S. citizen or have an eligible immigration status.
  • Background Check: The PHA will conduct a credit report and criminal background check for all adults in the household. Certain criminal activities, such as drug-related offenses and violent criminal activity, can lead to denial.
  • Landlord References – Past rental history and debts owed to previous landlords can result in ineligibility.
  • Lifetime Sex Offender Registration: If you are subject to the Lifetime Sex Offender Registry, you will be denied for Public Housing.

  • Rent is based on adjusted income in accordance with program guidelines.
